1. ACCEPTANCE

By using our website, requesting quotes, booking appointments, or using our services, you agree to these Terms and our Privacy Policy.

2. SERVICES

We provide ADU construction, custom home building, and remodeling services including residential ADU construction, custom home design and build, major remodeling projects, interior design services, permit coordination, and project management. Scope is detailed in your written estimate. Changes require written approval.

3. ESTIMATES & QUOTES

  • Free estimates valid 30 days
  • Non-binding unless accepted in writing
  • Final price may change if actual scope differs from estimate
  • Estimates include itemized services, materials, labor, all costs

4. PAYMENT

Methods: Cash, check, credit cards, bank transfer

Schedule: Deposits as specified; progress payments tied to milestones; final payment due upon completion or within 3 days of invoice

Late Fee: 1.5% monthly if not paid within 15 days

5. TIMELINE

Project dates are estimates. We're not liable for delays from weather, permit processing, material availability, or other factors. You must provide safe work area access and clear paths to construction location.

6. LIABILITY & DAMAGE

Our liability is limited to the amount you paid for the service. We're not liable for:

  • Indirect, incidental, consequential damages
  • Lost profits or business opportunity
  • Damage to personal property not directly caused by our crew
  • Claims beyond our control

You assume responsibility for any injury or damage during service delivery, except from our gross negligence.

7. PROPERTY & PERSONAL ITEMS

You are responsible for:

  • Clearly identifying project scope and boundaries
  • Securing valuables and important items
  • Removing personal documents or sensitive materials
  • Confirming all details before construction begins

We are not responsible for:

  • Items damaged due to unclear instructions
  • Loss or theft of personal property
  • Pre-existing property damage
  • Hazardous materials not disclosed

8. CONSTRUCTION PROCESS

  • We assess property and provide detailed pricing
  • Obtain necessary permits and approvals
  • Complete construction per approved plans
  • Conduct inspections and quality checks
  • Clean work area and remove all debris

9. PERMITS & COMPLIANCE

We handle permit applications and ensure compliance with local building codes. You may be required to:

  • Provide property documentation
  • Sign permit applications
  • Coordinate with HOA if applicable

Permit processing times vary by jurisdiction and are outside our control.

10. LICENSING & INSURANCE

Licensed and insured for construction services in California (License # 1030158). We maintain general liability and workers' compensation insurance. Ask for verification if needed.

11. SMS TEXT MESSAGES

By providing your phone number, you agree to receive SMS about:

  • Appointment confirmations and reminders
  • Service updates and schedule changes
  • Project milestone notifications
  • Inspection schedules
  • Follow-up surveys

Frequency: 1-5 messages per appointment. Message and data rates apply per your carrier.

Opting Out: Reply STOP. Reply HELP for support. Phone numbers are never shared with third parties.

12. CUSTOMER RESPONSIBILITIES

You agree to:

  • Provide safe, clear access to construction location
  • Identify all project requirements clearly
  • Disclose any property issues or concerns
  • Secure valuables before construction
  • Coordinate access if property occupied
  • Have payment method available

You must not:

  • Include hazardous materials without disclosure
  • Request unsafe construction practices
  • Interfere with crew operations
  • Cancel within 48 hours without fee
  • Harass or discriminate against crew

13. HAZARDOUS MATERIALS

You must disclose hazardous materials including:

  • Asbestos or lead paint
  • Contaminated soil or materials
  • Underground storage tanks

We may refuse service or charge additional fees for hazardous materials.

14. CANCELLATION & RESCHEDULING

  • Before service: 48 hours notice = full deposit refund
  • Within 48 hours: 50% cancellation fee
  • No-show: Full payment due
  • Rescheduling: Request at least 48 hours in advance

15. DISPUTES

  • Contact us first to resolve concerns
  • Mediation available; costs split equally
  • Legal action in Orange County, California courts
  • Binding arbitration for disputes over $5,000

16. INTELLECTUAL PROPERTY

Before/after photos are our property. You may use photos personally. We may use photos in marketing unless you request otherwise. Website content is copyright protected.

17. INDEMNIFICATION

You indemnify us from claims, damages, or costs from your breach of these Terms, your negligence, failure to disclose hazardous materials, or your violation of laws.
